Leads are the livelihood of any
successful real estate agent’s career. More leads mean more business.
Whether you are a new agent or one who needs a boost in leads, these tactics
will reinforce your efforts. The most excellent lead generation tactics
use all or some of the following ideas, and the most successful agents leverage
each tactic in support of the others.
There are two kinds of leads:
paid and earned.
Paid leads give you a chance
at contacting leads when they find out about a property. Paid leads are not
unavoidably a bad idea, but if you cannot respond right away to any given lead
or your budget is restricted and you are not paying for the top agent spot on
any given platform, then purchasing leads can be a case of good money chasing
after bad business.
Earned leads are far more
precious than paid leads. Earned leads may not charge you money but they will
require time and sweat impartiality. Earned leads come from efforts such as
email marketing, blogging, and networking.
Within earned leads, there are
two places leads will come from:
- Within your sphere of influence
- Outside your sphere of influence
Your sphere of
influence comprises people you know intimately or as associates. Your
friends, family, members and former colleagues at country club are all included
in this list. Make a rigorous effort to gather contact information for these
individuals, particularly email addresses.
Just because your friends know
you are in real estate does not indicate they will keep in mind that when the
time comes to sell their home. Even your family needs continuous reminding. To
do this, reach out regularly — one good way to do this is through an email
newsletter weekly.
If your friends are on your
weekly distribution list, then not only will they know you are in
real estate but they will keep in mind when the time comes. These
people can also be reached via social media, especially
Instagram and Facebook.
Non-sphere of influence
No matter how social someone is
or how big their sphere of influence, they should always be seeking to enlarge
this sphere. This can be done in the following ways:
- Special events can be an outstanding and cheap way to reach potential members of your sphere of influence as well as further relations with those already in your sphere.
- You do not need to be a professional, level writer to blog. In fact, that is part of the loveliness of blogging — no one expects you to have majored in English — you just have to have something precious and motivating to say.
- If you feel you are not young enough to utilize social media effectively, then ask your company for training or a younger person in your office to assist get you up and running. Twitter, Instagram, and Facebook other platforms are free means of reaching potentially thousands of people that can create business for you.
